Cape Verde Mortgage Advice

Filed under: Uncategorized — admin @ 7:13 am

About halfway between Brazil and Portugal, more buyers are being drawn to the ten Cape Verde Islands. The attraction is easy to see. There is nearly year round good weather on the unspoilt environment of the Cape Verde Islands, which means it makes it an excellent area for a holidaymaker to appreciate the beauty of the beaches and inland areas. The islands are known as the ‘new’ Canaries, located just several hundred miles south of the well-known chain of islands, and having a volcanic like nature in common. The temperature of Cape Verde is 10 degrees higher since it’s quite close to the Equator.

When foreigners want to buy an island, Sall remains the choice but there are other islands that are beginning to establish a good reputation as well. There are some pieces of land, new builds, and holiday homes available for purchase on the market. There is a load of choices available. You should be very aware of the processes involved upon deciding to buy in the Cape Verde Islands, if you’re going to be away from the islands for most of the time during the purchase.

The first thing you need to do is make sure that you have a bi-lingual lawyer that is experienced in the local law, considering all countries have their own ways of doing things and you can’t afford to have costly mistakes, that will cost you both time and money. If your lawyer has Power of Attorney, you can be assured that you are fully represented and any necessary documents will be signed while you are away from the islands. Although these have to be in Portuguese, it is important that your attorney ensure you have a full translation of each document.

A lot of the islands’ land has not yet been registered correctly. The new building you are buying might possibly fall into that category. This is not problematic since it is fairly common and procedures have been instituted. A Certidao pela Negtiva, which will demonstrate that no one else has registered the property, and a tax document to confirm that fact, will be able to get for you by your lawyer. The next step is to get your property registered legally. When purchasing property in Spain and Portugal, the buyer inherits that property’s related liabilities. Therefore, your lawyer has to verify that your bills have been paid off at the time of sale.

You will be given the title deeds of your property, the Escritura, that enables the residence to be registered in your name, this is when the sale is final and it has to be witnessed by a Notary Public. If you do your homework buying property abroad does not have to be a bad experience. Look forward to owning a holiday home in one of the world’s hottest new locations as long as you follow the appropriate guidelines, and have a reliable lawyer.
